Lakeshore Lodging Rental Terms and Policies

RESPONSIBILITY OF GUEST: The person whose name the reservation is in is required to stay at the property for the duration of the stay, and accepts full responsibility for the actions of all persons on the premises during the stay. Failure to honor this requirement will result in a loss of your security deposit & your removal from the property without refund. Guests are required to comply with all local city or township ordinances and association rules. Possession or use of any of the following items, including but not limited to: fireworks, ammunition, explosive devices, bows, firearms or other weapons, is strictly prohibited at all properties. Any evidence of the use of such items or weapons by the guest or anyone else will be subject to immediate removal from the property and your security deposit will be forfeited. Additionally, any and all damage resulting from the discharge or use of any weapon or fireworks will be the full responsibility of the reservation holder, and damages will be charged to the guest.

MINIMUM AGE REQUIREMENT: Minimum age requirement to rent is 25 years old.

PAYMENTS: Lakeshore Lodging accepts payments by e-Check, Visa, MasterCard, or Discover. Half (50%) of your booking total is required to at the time of booking, and the balance of your booking charges will be automatically charged to the account on file 30 days prior to your scheduled arrival. Security Deposits are automatically charged to the account on file four (4) days prior to your scheduled arrival (see Security Deposit). All payments made are confirmed via email upon processing. Credit card payments are subject to a 1.99% processing fee. Reversed e-check payments will be subject to a $25 fee.

SECURITY DEPOSIT: A $250 refundable security deposit is required on all bookings, and will be automatically charged to the account on file four (4) days prior to your scheduled arrival (see Payments). This deposit will be refunded within four (4) days of your actual departure, providing there are no damages, excessive cleaning charges, policy violations, or other charges to be deducted (see Accident Grace). Any charges will be itemized and processing will take up to 30 days. Damages in excess of $250 will be charged to the account on file, and the account holder accepts full legal responsibility for payment of all charges, including collection and legal fees

PROTECT YOUR SECURITY DEPOSIT: Upon your departure the property is inspected and prepared for the next guest. Please be sure to return furnishings and home accessories to their original location, have all dishes washed, clean the grill and dispose of trash in the provided container.

ACCIDENT GRACE: Lakeshore Lodging understands that accidents happen. When they do, all we ask is that you report them to the office right away, so we can make things right for you, and for the next guest. If you accidentally spill some wine, break a dish, knock over a lamp, etc., Lakeshore will make the necessary repairs, up to $150, provided you report it when it happens.

CANCELLATIONS: Guest cancellations, for any reason, will result in full forfeiture of all moneys received unless the property is re-rented. The re-rented portion will be refunded less a $150 per property administration fee. To protect yourself from unforeseen circumstances, please contact your personal insurance agent to inquire about travel insurance.

CHANGES: All Lakeshore Lodging properties are privately owned and furnished. Lakeshore Lodging is an agent for the owner. Please understand that changing your reservation from one property to another will result in the cancellation of your existing reservation, and all stated cancellation policies apply. You will be required to mail a confirmation payment for your new reservation in lieu of any possibility of a refund.

OCCUPANCY: Properties may only be used by the number of adults and children specified on your confirmation letter. Parties or gatherings must be disclosed to Lakeshore Lodging at the time you make your reservation and may require an additional deposit, or could result in the loss of your security deposit.

PARKING: Parking is limited and may not exceed property's maximum allowable vehicles.

CHECK-IN: Check-in time is 4:00 PM or later at the office of Lakeshore Lodging. For arrivals after business hours, please make special arrangements with us in advance. In order to check-in the reservation holder must present a valid ID and any outstanding balance and/ or security deposit must be paid.

CHECK-OUT: Check-out time is 10:00 AM. Check-out by giving us a call, leaving your keys and comment card in the home and locking the door behind you. Please respect this— we need to prepare the property for the next guest. Late check-outs will be charged $100.00 for each hour after 10AM, to be taken from your security deposit.

PETS: All pets (maximum of 2) must be disclosed and approved before your stay and are subject to a $20 per day per pet fee charged at the time of booking. Violators are subject to eviction without refund & forfeiture of their security deposit. Failure to adhere to any rules on your attached pet form will result in charges to your security deposit.

HOUSEKEEPING: Prior to your arrival, your accommodations are cleaned and set up with fresh bed and bath linens, paper products and some cleaning supplies. Please remember to bring your own beach towels. Most properties have on-site laundry facilities. Please maintain the property in a clean and sanitary condition at all times. Additional housekeeping services can be arranged for an additional fee and should be requested a minimum of 24 hrs. in advance.

TELEPHONES: Most of the properties have private phones. Local, toll-free, credit card, calling card and outgoing collect calls are free. All other calls will be charged at the current rate plus a $5.00 per call service charge.

REPAIRS: Every effort will be made to keep appliances, etc. in good repair. Should maintenance be necessary, we will attempt required repairs as soon as possible after being notified of the problem. We cannot guarantee air conditioners, televisions, or appliances, and no refund or rate adjustment will be made for mechanical failure without owner approval.

KEYS / LOCKOUT CHARGE: A $50 lockout fee will be charged during the hours the rental office is closed, payable at time of re-entry. Lost / non-returned keys will be charged at $50.00 per key.

SMOKING: For safety purposes and in consideration of our property owners and future guests, we ask that you refrain from smoking in the property. If you must smoke, please do so outside and dispose of smoking remnants responsibly. Failure to honor this request will result in security deposit charges.

RIGHT OF ENTRY: Lakeshore Lodging or authorized agents may need to enter the property for the purpose of inspection, maintenance, or real estate showing. Our best efforts will be made to advise you of our need to enter the property to prevent any inconvenience or disruption of your vacation.

RESPONSIBILITY: Prices, property and other specifications are subject to change without notice. By making a reservation through Lakeshore Lodging, our guests acknowledge and agree that in the event that a reserved property subsequently becomes unavailable or uninhabitable due to circumstances beyond the control of Lakeshore Lodging, the guest shall have no right to compel Lakeshore Lodging or the property owner to allow the guest to occupy the reserved property. The guest's remedy is limited to a refund of any deposits made. In the event of such occurrence, Lakeshore Lodging agrees to make its best effort to secure an alternative property, subject to availability. Lakeshore Lodging and the property owner shall be held harmless and be indemnified from any claim, loss, expense, damage or injury resulting from guest's use or occupancy of the property. Lakeshore Lodging will not assume responsibility for loss, delay, inconvenience or expense caused by weather, strike or other circumstances beyond the control of Lakeshore Lodging.
